I am authorised to make this booking on behalf of my party. I am over 18 years of age.

I enclose a non-refundable deposit of £______, being 50 of the total holiday cost. I agree to pay the balance of £______ plus a refundable damage deposit of 200, Six weeks before holiday before the holiday start date. (If booking less than Six weeks before holiday weeks prior to the holiday start date the full amount should be enclosed.)

  • The Property is offered for short term holiday rental subject to confirmation by the Owner to the Client.
  • To reserve the Property, the Client should please complete and email the Booking Form to the Owner and bank transfer the initial non-refundable Booking Rental Deposit of £50 per week.  On receipt of the completed Booking Form and Booking Rental Deposit, the Owner will confirm formal acceptance of the booking.  
  • The Net Rental Final Balance and the Security Deposit of £200 is payable not less than six weeks before the start of the Rental Period.  The Owner or their agent will inspect the property within 48 hours of the Client's departure.  The Client is requested to leave the Property in a reasonably clean and tidy condition.  If any items are damaged or destroyed during the rental period the Client should replace them with an item of similar stye and quality subject to which the Owner will repay the Security Deposit in full to the Client's nominated bank account within 48 hours of the Client's departure from the Property.  
  • If the Client has not paid the Net Rental Final Balance and Security Deposit by the due date. the Owner reserves the right to give notice by email or text message to the Client that the reservation is cancelled.  The Client will remain liable to pay the balance of the Net Rental Final Balance unless the Owner is able to re-let the Property.  In this event, clause 5 of this booking terms and conditions will apply. 
  • Subject to clauses 2, 3 an 4, if the Owner is able to re-let the Property then any amounts paid by the Client to the Owner will be reimbursed subject to the deduction by the Owner of the Rental Deposit paid together with deduction of any additional costs, expenses pr losses incurred in re-letting the Property.  The Client is strongly recommended to arrange a comprehensive travel insurance policy (including cancellation cover) for all risks that they could be exposed to. 
  • The rental period commences at 15.00 hours (3.00 p.m.) on Saturdays and ends at 10.00 hours (10.00 a.m.) on the last Saturday of the rental period.  The Owner shall not be obliged to offer the accommodation before the time stated and the Client shall not be entitled to remain in occupation after the time stated.  The Client shall post the keys to the Owner within 24 hours of arriving back at the Client's home location. 
  • The Property can accommodate a maximum of six people plus a baby. 
  • Pets cannot be taken into or kept at the Property at any time during the rental period within the Owner's consent. 
  • The Client agrees to be a considerate tenant and to take good care of the Property and not to act in any way that would cause disturbance or nuisance to neighbouring residents.
  • The Client shall promptly report to the Owner any defects in the Property or breakdown in the equipment, services, appliances or garden so that any such defects can be remedied as soon as practicable.  
  • The Owner shall not be liable to the Client for any: (i) temporary defect or stoppage in the supply of public services, appliances or garden, (ii) damage or injury which is the result of adverse weather conditions, pandemics, riot, war, terrorism, strikes or other matters beyond the control of the Owner, (iii) damage or inconvenience caused to or suffered by the Client if the Property shall be destroyed or substantially damaged before the start of the rental period.  The Owner shall, within seven days of the notification by the Client that the Property is uninhabitable, reimburse the Client any amounts paid for the uninhabitable portion of the rental period. 
  • Under no circumstances shall the Owner's liability to the Client exceed the amount paid by the Client to the Owner.  
  • This contract shall be governed by English law in every particular including formation and interpretation and shall be deemed to have been made in England on submission of a completed Booking Form by the Client to the Owner and the Owner's confirmation of acceptance of the booking.  Any proceedings arising out of or in connection with this contract may be brought exclusively in any court of competent jurisdiction in England.
